Why Choose A Garden Pond?

Do you enjoy spending time in your garden or outdoor space? Do
you gain a sense of relaxation and well-being from the sound and
feel of your natural surroundings? Do you enjoy the sound of
birds singing, the rustle of plants in the wind, the hum of
pollinating bees and the scent of flowers in full bloom?

Garden ponds can improve on that experience by adding a new
dimension to any outdoor space - from bath tub-sized to a small
lake, the benefits of a garden pond are potentially available to
anyone with a little outdoor space.

Many people find the sight and sound of water to be relaxing,
even therapeutic. An afternoon by a lake or river can provide the
perfect antidote to the stresses and pressures of modern life.
With a garden pond, you can bring that experience back home, and
recreate it in your own garden.

In addition, adding water to your garden offers a whole range of
opportunities to extend and vary the ecosystem of your outdoor
space and to create a more varied and rich environment right on
your doorstep.

What Can I Do With A Garden Pond?

What can't you do? Given sufficient space, you can even make
your own private swimming or fishing pond. But for most people, a
far more modestly-sized pond is enough to create a wonderful

Here are a few ideas to get you started.

Decorative Garden Pond

By far the most popular type of pond is one that is purely
decorative. Without too much effort, it is possible to create a
healthy and sustainable pond, with a variety of attractive
aquatic plants and perhaps a little animal life too.

Water lilies provide a practical and attractive way to help keep
the water free of algae, and with a few carefully chosen plants
and rocks around the edge of your pond, you will have an
attractive addition to your garden.

Fish Ponds

Garden ponds have a strong association in many people's minds
with Carp, and formal Japanese gardens. While a true Japanese
garden takes many years to develop, a healthy fish pond just
takes a few weeks, and many people enjoy the lustrous colors and
calming movements of pond fish.

It's a hobby that just takes a little time each day, and feeding
and tending to your fish pond can be a relaxing and therapeutic
way to unwind in the evening after a day's work.

Educational Garden Ponds

This is not really a category on its own, because any pond can
serve as an educational aid for young children, but it is
important enough to be worth highlighting. Not all schools have
easy access to natural environments, and the miniature ecosystem
that can be contained in a garden pond can be a wonderful and
enjoyable educational tool for young children.

Tadpoles and frogs are always a favorite, and often seem to
arrive in ponds all by themselves! Equally, older children will
learn about the effects of sunlight on plants and water, and how
it's necessary to maintain a healthy balance between different
types of plant and animal.

Garden ponds can be a great educational tool for children (and
adults!) and if you have young children, you will undoubtedly
find that they love the garden pond!

Garden Pond Design

The creation of a garden pond does not have to be prohibitively
expensive, but it does require a little time, money and good
planning.

Making sure you get the planning right and not cutting corners on
the construction is the best way to end up with a healthy, easy
to maintain, and attractive pond, so we've put together a few
tips to help you design your pond.

Locating Your Pond

Before you do anything else, decide where you'd like to have
your pond. Consider the following points:

  * Aim for a location that gets plenty of sun, especially in more
temperate climates

  * Stay away from trees whose leaves might end up in the pond -
consider which way the prevailing wind blows

  * Make sure you choose a location that you will be able to see
from your porch or patio - after all the effort you will want to
be able to enjoy the sight of your work.

  * Make sure you can run an electrical supply to the pond - most
ponds will need a pump or filter of some sort - and you'll need
a water supply too.

Building Your Pond

For smaller ponds, you will have the choice of a rigid or
flexible liner - a pre-formed rigid liner may be easier to
install and appear the better choice, but you may struggle to
find one in the right shape for your chosen location. They are
also quite hard to get level when you install them.

A flexible liner, on the other hand, allows you to create a pond
of almost any shape and size, but requires a little more care and
effort to install successfully. You can also create a more
natural look by filling the inside with soil and rocks that allow
underwater plants to grow.

Ultimately what's best for you will depend on your budget and
location, but make sure you research your choices thoroughly, and
don't underestimate the challenge of installing a pond
successfully. It's worth considering paying a professional to do
the job, once you are clear on your requirements.

Whatever you choose, make sure you take time to enjoy the end
result and reap the rewards of your own private water garden.

Dude ranches, rodeos, western home cookin' and ghost towns: this
is authentic cowboy country. Alberta's historic Cowboy Trail
runs through Rocky Mountains and rolling foothills and grassland
prairies as it tumbles from north to south through the province,
and it's got star power.

If you've seen movies including Clint Eastwood's Oscar-winning
Unforgiven, Kevin Costner's Open Range and Robert Duvall's
unforgettable work in Lonesome Dove (as well as his work with
Costner), you've seen the beauty of this awesome stretch of
land. The scenery is amazing and the activities for travellers
along this 700 km (435 mi) trail are plentiful. You can explore
the Cowboy Trail and discover how the Old West lives on in its
art, history, food, hospitality and culture.

You'll find an easy-to-follow and detailed driving map of the
Cowboy Trail available at the bottom of this story.

The Cowboy Trail makes ranch and farm vacations, small town
rodeos and lively cowboy towns available so you can experience
the Wild West aspect of Alberta. Along the way are activities and
attractions such as barn dances, heritage museums, heli-tours,
and rafting and paddling adventures.

Major attractions include the Bar U Ranch, a national historic
site of Canada that has attracted artists, princes and outlaws
including Harry Longabaugh (better known as the Sundance Kid).
And there's the Remington Carriage Museum, chosen by Attractions
Canada as 'the Best Indoor Tourist Attraction in Canada',
featuring horse-drawn vehicles in North America from coaches used
by royalty to the stagecoaches of the Old West.

Visit Calgary, the international gateway to the Canadian Rocky
Mountains, for the annual Calgary Exhibition and Stampede (the
Greatest Outdoor Show on Earth, July 7-16), and you'll find the
Cowboy Trail and its distinctly western charms accessible within
just an hour's drive of the city. Says Duvall in the June issue
of Cowboys and Indians magazine: "I love Alberta...it's like
Texas without the accent."

Broken Trail Breaks OutBroken Trail Breaks Out

He has a new western project shot in Alberta as he stars in
Broken Trail, a four-part miniseries which airs on AMC. This
four-hour, two-part epic tells the story of two cowboys, who
embark on a close-of-the-19th-century horse drive from eastern
Oregon to Sheridan, Wyoming. Alberta's marvelous mountains and
prairies stand out, as they did in the Oscar winning movie
Brokeback Mountain.

Duvall considers this latest epic the end of his Western trilogy,
says the magazine, which also included Lonesome Dove and Open
Range (both shot in Alberta in areas including the Cowboy Trail
and featuring the province's remarkable scenery). While Broken
Trail included shooting on private sets unavailable to the
public, it also shot in easily accessible regions open to
travellers.

Peter Horn, location manager for many shot-in-Alberta productions
including Broken Trail and Open Range, says that if you travel
down the Cowboy Trail, you will be in the vicinity of a lot of
these western movies.

"When I work down the Cowboy Trail, I can get everything I need,"
he says. "There are incredible grasslands, and then you go up and
over the rise and bam, there are the mountains. Vast is a word
you have to use when talking about Alberta, because Americans
tell me when they come up to shoot on location that it just goes
on and on forever."

Broken Trail showcases a great river crossing scene at the
Highwood River in the vicinity of the cowboy town of Longview,
where much of Unforgiven was shot. And if you watch the last
great shootout in the epic series, you'll see the sprawling land
around the Cochrane and Bragg Creek areas. These towns offer
great dining and shopping, and are within a 45 minutes drive from
Calgary.

Driving the Cowboy Trail

Officially, the Cowboy Trail stretches the entire distance of
Highway 22 from Mayerthorpe (northwest of Edmonton) south to
Pincher Creek, flirting with Banff National Park's scenic
drives. It then jogs south on Highway 6 and east on Highway 5,
ending in Cardston, a nudge above Montana, USA.

While it's possible to drive and camp along the entire distance,
most people carve it into little two and three day loops, using
Calgary (the official gateway to The Cowboy Trail) as a starting
point. Whatever portion you choose, you'll be on the skirts of
the Rocky Mountains, which means you'll witness a great
diversity in wildlife and scenery. From deer and elk to numerous
small town rodeos, this scenic drive is full of geographic and
historic gems.

Officially, the 640-kilometre-long Cowboy Trail stretches the
entire distance of Highway 22 from Mayerthorpe (northwest of
Edmonton) south to Pincher Creek. It then jogs south on Highway 6
and east on Highway 5, ending in Cardston, a nudge above Montana,
USA.

While it's possible to drive the entire distance, most people
carve it into little two and three day loops, using Calgary - the
official Gateway to The Cowboy Trail as a starting point.
Whatever portion you choose, you'll see cowboys ropin' cattle,
experience small town rodeos, country fairs and rich ranchland
where quarter horses still reign. The proximity to the Rockies
means you'll also witness a great diversity in wildlife and
scenery. From deer and elk to numerous small town rodeos - The
Cowboy Trail is full of geographic and historic gems.

Voyageur Canoe tripOut of convenience, let's start in
Mayerthorpe and head south along the eastern flanks of the
foothills to Rocky Mountain House. Here is a superb National
Historic Site where the story of Canada's fur trade and rugged
voyageur life is re-enacted. For a different perspective take a
Voyageur Canoe trip down the North Saskatchewan River, ending at
this very site. So wild is this forested area that when you spot
the teepees and smell the smoke from the site's camp, you'll be
spirited back 200 years when the trading post was first built.

Back on Highway 22 continue south through Sundre, which is a good
jumping-off point for wilderness trips or horseback ventures into
the Rocky Mountain Forest Reserve. Or, just poke around Sundre's
Pioneer Museum.

For more of the Wild West, visit Calgary at Stampede time (early
July) and kick up your heels at the 10-day whoop-up, known as
"The Greatest Outdoor Show on Earth".

From Calgary, veer west to Bragg Creek. Full of artisans, this
funky little village is a great place for a picnic, a hike and
horseback riding, as well as shopping for western art and unique
crafts. Bragg Creek is an ideal gateway into Kananaskis Country,
should you want to add another loop to your itinerary.

Back on The Cowboy Trail, continue south through towns like
Millarville (famous for its farmers market held on Saturdays
throughout the summer), Turner Valley (it was here, in 1914, that
Canada's first major crude-oil discovery was made), Black
Diamond and Longview. These towns are all part of Diamond Valley
- The Heart of the Cowboy Trail. For an unusual diversion take a
gas plant tour in Turner Valley. The tour tells the story of the
area, once one of the most active oil and gas fields in the
British Empire.

Just south of Longview is another excellent interpretive centre,
the Bar U Ranch, full of original buildings, ongoing
archaeological digs and intriguing exhibits. At this point you
could take Highway 541 into Kananaskis Country for a horsepack
trip or gentle trail ride. Or, stick to The Cowboy Trail, bound
for Pincher Creek - most noted for Kootenai Brown's Pioneer
Village. And just a jog east on Highway 3 is Head-Smashed-In
Buffalo Jump (a UNESCO World Heritage Site) on the fringes of
Fort Macleod.

If you choose not to go to Fort Macleod, head south on Highway 6
to Waterton Lakes National Park (see Trail of the Great Bear),
full of charming B&Bs, lodges, hotels and natural mountain
splendour.

To complete The Cowboy Trail, turn east on Highway 5 to Cardston
where the Remington-Alberta Carriage Centre is the No. 1 magnet.
Housing one of North America's largest collections of carriages,
buggies and wagons, it's a spectacular example of another
era...the Wild, Wild West.

Family road trips can offer the perfect opportunity for an
invigorating and educational vacation – and what better place to
do that than in Alberta's own backyard?  Steeped in history and
beautiful scenery, with hiking, museums, scenic drives and
plentiful wildlife all at your fingertips, you can put an Alberta
road trip at the top of your list of affordable family
vacations.

David Thompson, considered one of Canada's most significant
explorers, is famous for his 1806-1808 expedition during which he
traveled up the North Saskatchewan River and discovered the
Athabasca Pass through the Continental Divide.  Retracing his
steps is a great family car trip that makes the most of
Alberta's scenic beauty. You'll find a handy map at the bottom
of this story.

One of the most spectacular gateways to the Rocky Mountains is
the lesser-known David Thompson Highway (Hwy 11 on maps), a
tranquil alternative to the popular Trans-Canada. Here you can
step back in time and retrace the enormous tracks left by David
Thompson, one of Canada's greatest explorers, as you blaze your
own trails on your family road trips.

Named after one of the world's greatest geographers, this trail
officially begins in Stettler and heads west along Hwy 11 to the
junction of Hwy 93, skimming through prairie farmland,
breathtaking scenery, the foothills, remote wilderness areas with
untouched wildlife, and several historic sites.

With plenty of opportunities for side-trips and stopovers, The
David Thompson Explorer's Trail finally deposits you on the
glacier-studded Icefields Parkway, which links two of Canada's
most scenic national parks – Jasper and Banff.

Retrace Canadian Explorer's Steps

Equally accessible from Calgary and Edmonton, Stettler is located
72 km east of Hwy 2 in the heart of a farming and ranching area.
It's also the home of Alberta Prairie Railway Excursions, a
steam train operation that runs during the summer to numerous
small prairie towns. On-board entertainment runs the gamut from
murder mysteries to Wild West shoot-outs, to fine dining trips –
the perfect sidebar for family vacations.

Head west to Red Deer and you'll encounter a thriving metropolis
that loops and dips around the scenic canyons and banks of the
Red Deer River. Sites to visit on this road trip include Waskasoo
Park, Fort Normandeau, Heritage Ranch, Kerry Wood Nature Centre,
Red Deer & District Museum and the Riverbend Golf Club.

Just 19 km west of Red Deer lies Sylvan Lake – western Canada's
largest outdoor water park – where you'll also find sandy
beaches, a large marina, boating, fishing, golfing and camping
facilities.

Discover Fur Trading Posts

Continuing west, at Rocky Mountain House you'll discover a
modern town anchored with a history that dates back to the late
1700s, where the first of four fur-trading posts were built at
the confluence of the Clearwater and North Saskatchewan rivers.
The forts were used not only for trading, but as bases for
exploring, especially by David Thompson.

Be sure to spend time at the National Historic Park where
there's an excellent visitors' centre, the ruins of four forts,
a buffalo paddock and a stretch of riverbank where massive
voyageur canoes would have come ashore to be loaded with furs
bound for Europe. In fact, one of the best ways to appreciate the
history of this area is to join a local outfitter on a canoe, or
raft, trip down the North Saskatchewan River where you can see
all the beautiful scenery and local wildlife up close and
personal.

If your schedule allows, you might want to plan your family road
trips around David Thompson Days, celebrated August 18-20, 2006
in Rocky Mountain House. In addition to honoring David
Thompson's accomplishments, the festival features numerous
exhibits, a river race and more.

Westbound, Hwy 11 climbs slowly from the aspen parkland around
Rocky Mountain House into the dense forests that hug the
beautiful scenery of the eastern slopes of the Canadian Rockies.
The only community between "Rocky" and Banff National Park is
Nordegg, 85 km west of Rocky. Nordegg was once a booming
coal-mining town, but was abandoned when the mines closed in
1955. Today you'll find an excellent museum housed in the old
schoolhouse and daily tours (summertime only) of the old town
site and mine provide a nice diversion during a road trip.

Find Canyons and Falls

From here, your family car trip continues as Hwy 11 dips
southwest heading toward Crescent Falls and Bighorn Canyon.
Further west awaits the brilliant turquoise shimmer of Abraham
Lake, one of Alberta's largest reservoirs. After leaving the
lake, the highway enters the Kootenay Plains Natural Area –
precisely the spot where David Thompson met and traded goods with
the Kootenay Indians in 1800.

Nearby are superb hiking trails into spectacular locations such
as Siffleur Falls and Canyon, as well as numerous backcountry
lakes and mountain passes well suited to hiking. Another must-see
is Whirlpool Point Lookout where you'll discover scenic views of
the North Saskatchewan River and surrounding mountains.

Keep heading west to Saskatchewan River Crossing where this trail
ends at the junction of Hwy 93, just inside Banff National Park.
It was from here, in 1807, that David Thompson continued his trek
by following the Howse River over the Rocky Mountains into
present-day British Columbia.

Today, all that visitors must decide at this point is to either
head north via the Columbia Icefields to Jasper and then east to
Edmonton on the Yellowhead Highway or, veer south and travel via
Peyto Lake to Lake Louise, Banff and Calgary.  But no matter
which route you choose, your family road trips are sure to be
remembered for years to come.

Day 1 - Stettler to Red Deer - 101 km/63 mi
Day 2 - Red Deer to Rocky Mountain House - 81 km/50 mi
Day 3 - Rocky Mountain House to Banff/Jasper - 259 km/161 mi

When was the last time taking care of yourself or doing something
just for fun made it to the top of your to do list? If your
answer is a "long time ago" or "can't remember" or even "never,"
you're not alone.

From the time we were children, many of us were taught "don't be
selfish" and "think of others." We may have learned these lessons
a little too well. Most of us spend all the hours of our day
taking care of others, completing the to-do list, fulfilling
obligations, and doing what we "should" do. Taking care of
ourselves is last on the list – if it's on the list at all.

The truth is this doesn't work! If you ignore your own needs
long enough you're likely to become drained, dissatisfied,
exhausted, and maybe even resentful. When you're not refilling
your own personal tank, it becomes increasingly difficult to give
to others. Without recharging you won't have the energy to be
your best self at home or in the world.

Many of our clients come to us with empty tanks. While they may
be searching for what is next in their lives or how to make a
difference in the world, they often need to start with self-care.
Only after refueling and recharging themselves are they fully
ready to create their vision for a deeply satisfying future.

Remember how on an airplane you're told to put the oxygen mask
on yourself first and then help others? In the event of an
emergency on the plane, you must be both present and alive to
assist and truly be of service to others. You must take care of
yourself first. The same is true in all aspects of our lives.

If you want to be a happier person, a better spouse, a great
parent . . . if you want to be a good employee, manager or friend
. . . if you want to do what you're called to do, what your
purpose in life is . . . whatever it is you want to do with your
life, begin with yourself. When you make choices that nourish you
and fill you up, you'll naturally be more generous with your
time, energy, and resources. And you'll be more able to create a
life you love. This is sacred selfishness.


If this idea makes sense to you your next question might be "What
do I do to take care of myself?" There are a lot of "shoulds" in
the area of self-care – exercise, eat healthy, meditate. The list
can be long. All of these would be good for us, so the question
often is "Where to start?"

We recommend a different approach to self-care. To get the most
impact and the best refueling from your self-care time, do
something that "lights you up;" choose an activity that
energizes, delights, soothes, or nurtures you. Our clients'
"lights on" activities have included getting a massage, singing
karaoke, reading trash magazines, having dinner with friends,
practicing yoga, taking a ten minute walk in nature, and planning
a vacation to a favorite place. The list is endless and different
for each person.

What is it for you? Take a moment to visualize some things you
love to do. Perhaps those things you never make time to enjoy.
Get these ideas out of your head and onto paper. Better yet, add
some of these to the top – yes, the top – of your to-do list. And
then do some of them! Notice how your energy increases when you
take a little bit of time to do something just for yourself,
something that lights you up.

So go ahead- be selfish now and then. Put yourself at the top of
your to do list. Sacred selfishness just may be the best thing
you can do for yourself, the people around you, and the world.

My sister could always go out on any lawn, bend down and pick up
a four-leaf clover.  Every time!  She drove me nuts with her
"luck".  Then, I would go out and look for hours, and never find
a single one.  I read somewhere that there is a much larger
percentage of four-leaf clovers than I would've imagined.  So,
why couldn't I ever find one?

Somehow my sister had no ego stake in her ability to find
four-leaf clovers.  It was perfectly natural to her.  The moment
your goal becomes to be someone special, it becomes so important,
that you are blinded to the bigger view.  Your real goal is to be
the one who finds it,  rather than taking part in the magic of
finding.

You need to have some concept, feeling, or idea before setting
out to make a piece of art.  But if this crosses the line of
partnership,  then it can turn into the illusion of you actually
controlling all of your creation, without a chance for the
subject to have a say.  Just as in any relationship, that kind of
control stunts the growth of the partnership.

This "I am the creator" attitude is actually bound up with
quite a bit of fear, I think.  By being used to scarcity in some
way or other, this person feels compelled to have to do it all. .
. to take it all on.

While so burdened with responsibility, she cannot even notice all
the beckoning ideas, variations, extentions that are right in
front of her.  So many opportunities are lost because the doorway
between her heart and the heart of the painting is clouded.

What is the price of holding onto control so tightly?  Have you
seen paintings on display which look rigid, and somehow
predictable?  They look like they were pre-planned, and they
probably were.

But real living things and ideas grow organically, and have many
nuances and anomalies which got there naturally.  An interesting
piece of art grows the same way.  With the help of an artist an
idea is allowed the space to breathe and grow into an entity of
its own.

Once I had a commission to paint "my rendition" of a photograph
of the client's home on the prairies.  I took on the challenge,
because he had said I could do whatever I wanted with it.  Quite
the confidence in my skills!  But of course, this was very tough
to do with only the photo to guide me.  I've never seen that
place, so I had nothing to go on beyond the photo, except his
description of what it had been like.

There has to be a breaking away time, the earlier the better,
when the original inspiration or source idea gets put out of
sight.  Then you can get into relationship with the subject, and
it with you.  After the initial fear of flying blind, a working
relationship takes over, if you give it a chance.  I've always
suffered under the illusion that I had to be responsible for
nearly every outcome.  Making this break had always been fearful.
  It meant giving up control.  And even though I knew
intellectually this is an illusion, the body's memory is like an
elephant's.

If you don't make this separation early enough, it soon becomes
an exercise in technical copying.  The result is as shallow as
this sounds.  Separation time is always haunted by fear, however
slight.  It is actually letting go your illusion of control.  One
approach to letting go, that works for me, is to remain curious.
Let yourself be surprised.

I had to physically get into the scene of my commission.
Eventually, it started to grow on me.  It was through the
physical relationship of painting an 8 foot a triptych that I
couldn't see the whole thing until I went out my studio door,
that the piece took on a life of its own.  Once I stopped running
back and forth, I literally, physically, got into relationship
with it.  I had to trust its own spirit to guide me with a
gentle, willing heart.

I used to haunt secondhand shops, and once had a rash of finding
cashmere sweaters for under $5.  It didn't happen at first.  I
had to "put in my time" of just plain looking at everything.
Once I noticed this streak of "luck" though, it stopped dead.
Never happened again.  Why?  Because I had bought into the
illusion of control --- that it was something I could make
happen.

It was the four leaf-clover all over again.  And it was every
stiff, uninspired painting I've ever made too.  Creating from
your heart, in cooperation with your head, takes genuine
humility.  It takes a willingness to find the unexpected, or the
unknown; to risk living your connectedness in the flesh.

As long as you cling to the illusion of control, you will keep
finding yourself ultimately bored with the results.  Nothing
ventured, nothing gained is as true for making any art as it is
for any other part of life.

Don't overlook the buddy system.  To find a buddy to share your
stuckness can help immensely.  Others can often see in us what we
are too close to see in ourselves.

The subject of control is one with which I have a vast wealth of
experience.  I've found it is the biggest threat when not
recognized by the owner.  Once recognized, it can be melted with
the heart's gentleness, patience, and time.

You cannot surrender, in fact, but you can stop not surrendering.

When writing web copy for the all-too-noisy World Wide Web,
nothing is more powerful than simplicity.

As a result, your web copy messages need to be clearly defined
and concise.

Easier said than done.

Entrepreneurs, like artists, tend to complicate things when they
don't have clear vision or direction.

Musicians habitually add layers upon layers of heavily processed
studio tracks to compensate for weak melodies, hooks or lyrics.
Meanwhile, a well-written song comes through loud and clear with
any cheap, old acoustic guitar.

Likewise, designers sometimes attempt to conceal lack of
creativity by cluttering works with unnecessary "fluff,"
diminishing chances of making a desired and lasting impression.
Clean, simple designs almost always have the greatest impact.

When it comes to web copy, the same logic applies: less is more.

Consider the points you want to make and take the time to mold
them into clear and concise messages. Don't expect your readers
to plow through piles of obscure writing because, in most cases,
they won't.

Here's an example of long-winded web copy.

Before:

Web copywriting for search engine optimization is very different
from other kinds of copywriting and is an integral part of the
success of your web, not only to deliver your message to your
targeted audience for your product, service or cause, but also to
assure that you are maximizing your web copywriting for search
engines.

A total of 55 words, which can be shaved down to just 16 words as
follows.

After:

Web copywriting can boost your search engine rankings and drive
your target market to your site.

Another example of wordy web copy follows.

Before:

Hiring a professional SEO copywriter, who happens to write the
finest web content, to re-invent your website, could possibly be
the best thing you'll ever do for your online business!

After:

Hiring a professional SEO copywriter is the best thing you can do
for your online business.

While the revised web copy delivers a stronger message with only
half the words, there's still opportunity for more punch.

Even better:

Hire a professional SEO copywriter. It's the best thing you can
do for your online business.

Do whatever it takes to deliver clear and concise messages that
are easy to read, understand and remember.

You'll make your visitors' lives easier, and they'll reward
you with more leads and sales.

As a consultant I've seen companies make some costly mistakes in
regard to sales.

How do I know? In 1998 as a pioneer for converting a reactive
customer service team of a Fortune 500 conglomerate to proactive
sales force, I made similar mistakes. Mistakes ranging from
placing reactive people into proactive roles to using personality
tests to aid in hiring "sales reps" from the competition only
to discover they were unproductive "sales refugees". Failure
was evident. We began to lose market share fast and had to make
changes - we did.

We uncovered a secret that changed our way of thinking about
sales and sales management that still causes many companies to
struggle today. Instead of wasting energy on the actual sales
results, we shifted our focus and energy to the activities that
led to the desired sales results. We maintained a maniacal focus
on the Science of Selling.

We also discovered the behaviors which influenced the Art of
Selling that ultimately Reduced Turnover, Improved Sales Results,
Improved Customer and Associate Satisfaction. What I am going to
share with you is proven to be efficient and effective as it has
converted multi-million dollar business units of Fortune 500
companies from worst to first in 6 months and is quickly finding
its way to some prominent sales cultures.

I must warn you, the methodology behind our system interrupts the
traditional thinking and the status quo. We intend to change the
current sales paradigm. How? It's simple...

Hiring Sales Representatives has always been a challenge because
you never knew what you were getting until after the candidate is
hired. Often, bad hiring decisions have led to higher training
and turnover costs. In addition, there are significant costs
associated with poor sales productivity. Recent studies show the
costs of a poor performing sales representative are over
$100,000/year.

As stated previously, we adopted the use of "Personality Tests"
containing numerous predictive indicators to assist the decision
making in the selection of sales representatives. Unfortunately,
this only added to our overall costs because they did not work.
Why? Here is what we learned:

There is no proven correlation between personality and sales
productivity A person's personality has no bearing on how they
will perform in a sales role. Theoretically, personality tests
may identify if someone has the skill, however if they lack the
desire, what's the point? Far too often Sales Managers are
perplexed when a person with supposed promise, based on the
personality results, falls short of expectations. As a result
more money goes into areas that are not cost effective to train
(Motivational Speakers, Tapes, etc.). Another false positive of
personality tests, we found that the questions are often
predictable and easily manipulated by the very people the tests
tell you to hire. *Victor Wesley Report August 2006

I was fortunate to have worked with Dr. Dave Barnett, who has a
Ph.D in Behavioral Science and has done some astounding work in
his 30+ years of sales research. He co-authored Earning What
You're Worth The Psychology of Sales Call Reluctance and in his
research we found out that 80% of Sales Reps fail because of poor
contact initiation. There are behavioral or emotional barriers
that prevent Sales Reps from initiating contact with customers or
prospects. The successful Sales Reps are the ones who are
comfortable and consistent at initiating contact. So what does
this mean?

High performance sales results are behavior driven not
personality driven. Yet based on a 2006 survey we conducted of
companies with Gross Sales over $50 million, it is estimated that
83% of them use a personality based selection system when
selecting Sales Reps. Additional research showed, of the 83% who
use personality tests 98% expressed dissatisfaction in their
Sales Results and Turnover Rates.

Essentially 83% of these companies are setup to fail in areas
such as sales results, turnover, etc. because they are using the
incorrect indicators. It's like trying to take a road trip in
London using a map of the United States.

Our cutting edge system is rooted in Dr. Dave's 30 years of
research. It starts with a 30 minute online assessment built on
the 21 behaviors proven to impact sales productivity through the
Art and Science of Selling. Additionally, the assessment includes
self-validating tools to alert the end users if a candidate tries
to manipulate the data. The data is transformed into a valuable
electronic (2 pages), easy to read, sales intelligence report.

In validated studies, we have found the system to be over 90%
accurate in predicting sales behavior within the initial 6 months
of joining your organization. The benefit is you know
candidate's sales potential (High, Average, Low) within 6 months
of joining your organization - Before you Hire them.

Imagine having this intelligence as you interview, negotiate
compensation and discuss payouts - it's a powerful tool.

In addition to being a Selection Tool, our systematic process,
also has built-in Management and Development tools as well. Would
it be helpful to know how a person's selling style impacts your
customers? The business? How should the Sales Rep be managed?
Again, imagine having this intelligence before they were hired.

In regard to development, we knew within seconds of completing
the assessment, if a candidate had specific behavioral of
emotional barriers in using the 6 different contact approaches
for sales - Telephone, Networking, Speaking to High Net Worth
People, Referrals, Presenting and Canvassing. If a particular
business unit required more Telephone sales we selected only the
new recruits that met initial criteria and were strong, based on
the assessment results, in using the Telephone. For existing
sales Reps we were able to identify the key areas for customized
training. Does it really work?

In one instance we worked with a $20B+ business unit of a
company. The unit was notorious for poor performance and no one
could truly understand why. In our assessment we recognized and
recommended 50% of Management and 40% of the Sales Reps be
replaced. Why? Based on their actual assessments and research the
Unit struggled in areas of motivation, execution and securing
business. The Division Head agreed. As they reloaded, the new
recruits needed to meet certain hiring criteria - they needed to
score highly in 3 basic behaviors that were not cost effective to
train:

  * Energy
  * Strong Sales Initiative
  * Strong Goal Focus

In 6 months we were able to:

  * Convert the Unit from worst to first
  * Reduce employee turnover
  * Increase Employee and Associate Satisfaction

The unit is a $60B unit today.

Since then we have customized the system to:

  * Accept and screen resumes electronically
  * Administer the appropriate online assessment
  * Forward only Pre-Qualified Candidates based on the hiring
criteria established

The Benefits to the Administrators are:

  * Improved sales results by hiring top performing sales people
  * Reducing the hiring process to a fraction of the standard
time
  * Decreasing turnover costs as the right people are being hired

submitted, and there are hundreds of online article banks where
one can submit an article directly.


INFORMATION FOR WRITERS

From polling I have conducted with writer's, no matter how many
groups and websites are available to receive reprint articles,
the average writer submits articles to fewer than seven groups.


This is where my site, http://thePhantomWriters.com, comes into
play. I built my own software which permits me to submit a single
article to as many as 250 groups and ten online article banks.

I send a single email to every group that will accept the
article being submitted based on the topic of the article. By
sending single emails, I can be assured that my submissions will
not be rejected on account of cross-posting. Cross-Posting is a
practice of constructing one email and sending it to dozens or
hundreds of destinations.

Most article submission groups prohibit cross-posting. And, most
ISP's consider cross-posting to be a form of Spam and grounds
enough to terminate an ISP account.

By using my service, a writer does not have to be subscribed to
any of the 250 groups to get their articles delivered to the
groups that are relevent to their topics. All subscriptions and
email is handled through my alternate domain,

In addition to managing all group email and submitting an article
to all relevent groups, I provide multiple records on every
article I submit for my clients.

I also provide my client's articles a place in my online article
bank, and I provide a Cut-and-Paste ready copy of every article
in an autoresponder that is available to any publisher who wants
to reprint the article.


I provide paid advertising and significant promotion to draw more
publishers and webmasters to my archives, so that they can also
find articles that they would like to publish in their ezines,
newsletters, and on their websites. On occasion, articles I have

Most publishers polled have said that they only make their
article selections Monday through Friday. So, we make sure that
the articles we distribute are arriving in their mailboxes Monday
through Friday. Occasionally, we will submit an article late on
Sunday night so that the article will be in the publishers
mailbox bright and early on Monday morning.



For a writer to submit an article to seven groups and a dozen
websites can take as much as two hours of tedious, repetitive
tasking. Or, the writer can pay me a small service fee, and I
will get the article out to more groups and more websites than
the writer will generally hit on his or her own.

"The Secret" Works In Business As Well

The vast popularity of the newly released book entitled "The
Secret" has validated the enormous interest in concepts that
will help individuals get what they want. Readers learn that the
secret is the understanding of the force of The Law of Attraction.

The Law of Attraction is simple to learn and powerful to
practice.  It begins with the understanding (and acceptance) of
the scientific principle that energy attracts like energy.
Since our thoughts are energy, we actually attract what we think
about, what we focus on.  If we focus on positive things we get
positive results. Negative thoughts lead to negative results.
These results can be as simple as finding parking places or as
complex as relationships. In every event, results begin with
thoughts. Thoughts are the beginning of virtually every action
and we can control these actions by these thoughts.

The Law of Attraction is not new.  It has been discussed for
years, sometimes under different names or descriptions, but the
concept hasn't changed for centuries.  That said, the popularity

Interestingly enough, The Law of Attraction plays an important
role in business and customer service as well. When understood
and applied organizations can completely redefine their cultures
for the better.

The Law of Attraction in business works like this: when you peel
back the layers of any business you get to the core.  At the
core are certain beliefs and certain values. This value system
drives the decisions at the very highest level of the business.
Beginning with the CEO, the values of that individual are made
clear by that person's actions; what they say, how they speak of
their employees, customers, family, competition, beliefs, etc.
As they grow and move up the ladder they become directly
responsible for the recruitment of hi-level subordinates who
will work closely with them.  The Law of Attraction states that
they will attract "like" people.  Look around and you'll see
this validated every day.  People with similar values and beliefs
will become attracted to them.  Similarly, those with
conflicting values will not be comfortable in the environment and
they will leave.

These values (the energy) expand as growth occurs.  The
executives attract managers with similar values and beliefs and
the managers attract similar employees.  The culture becomes
defined even to the point of attracting similar customers!  The
company, in affect, can actually determine the type of customer
they want to attract based upon the practice of The Law of
Attraction.

Look around at the companies with whom you do business. Low
energy organizations are likely to be led by lower-energy
leaders, perhaps with value systems based upon their personal
motives and desires.  Their leadership values become clear and
the people they recruit quickly recognize that their "leader" is
out primarily for himself so they become ambivalent and
de-energized.  You can guess the type of people THEY attract.

Look then at business leaders who are energized and
values-focused.  They attract similar managers and employees who
likewise attract in the same manner.  As customers detect this
energy they are drawn to it.  This is The Law of Attraction.

Are you happy with the employees and customers that YOUR company
attracts?   It can change... but it must come from the top.

The great thing about The Great Canadian Cowboy Package is that

If you're seeking a trip that can both transport and transform
you, this combination of riding and cattle work combines gritty
ranch living and high altitude Rocky Mountains fun. You can
emerge a more accomplished rider and a real cattle hand with a
wiser, gentler understanding of the great outdoors.

Ranching, Riding and Rolling Hills

So, what is The Great Canadian Cowboy Package?

Lucky for you, it comes in four options, so you can choose one
that best fits. There are two packages if you want to learn and
experience different Alberta ranching practices, including equine
and bovine. The other two packages are for more experienced and
adventurous: riders who enjoy camping and the whole outdoor
adventure experience.

The 13-night Maverick Package combines the Lazy M Horse Ranch and
the Mountain Base Camp.  This is where the more experienced
riders spend seven nights, part time on the ranch and part time
in the Clearwater River Tent Camp in the great Canadian Rockies.
You ride game trails, cross rivers and streams and spend five to
seven hours in the saddle.

The next six nights are spent at Willow Lane Ranches' Porcupine
Hills Western Cow Camp. The first night at Willow Lane is at the
ranch proper, then guests head into the Porcupine Hills for five
days of challenging riding, cattle gathering and extensive cattle
handling work.

There is also the Vaquero Package which is for those with at
least an intermediate riding ability, who want to experience the
great outdoors and the ways of the real Cowboys/Vaqueros.  The
first part of this package is the Lazy M's Seven Day Out Post
Mountain Experience.  The second part is one of Willow Lane
Ranches Advanced Cow Camps.

LeAnne Lane, owner of Willow Lane Ranch with her husband, Keith,
is always working. So you'll always be eating hearty home
cookin'.

"I need to put buns in the pan right now so you better you make
it quick," she told me, when I approached her to discuss The
Great Canadian Cowboy Experience.

You begin your adventure at Lazy M Ranch (just north of Calgary,
the international gateway to the Canadian Rocky Mountains) and
there they will teach you some horsemanship as you spend a few
days at the ranch, says LeAnne. The rest of the time is spent at
their Clearwater mountain camp, where you do some riding, Western
style.

"It's a five-star tent camp where you get to see lots of
wildlife and get your butt ready for longer hours in the saddle
at Willow Lane Ranch," says LeAnne. After you spend the first
seven days at the Lazy M, you go south to Willow Lane for cow
camp or the ranch stay.

Canadian guest ranchesBeyond a Total Beginner's Dude Ranch

"This is not for beginners," says LeAnne. "You might be awfully
sore if you did this and have never ridden before. A novice rider
would be okay. At Willow Lane ranch you come to cow camp and the
cattle work and adventure continues as you get to hone your
skills."

Why choose Alberta over a riding and cattle experience elsewhere?
Well, says LeAnne, there's the money to consider, among other
aspects.

"Our dollar is still less expensive to do this and this package
is really attractive because it includes transfers from the
airport and ranches, so everything taken care of," she says. "We
find that the people who come here like that."

And she contends the cattle work at Willow Lane, just southwest
of Calgary, exceeds experiences elsewhere.

"You get a genuine cattle work experience at our ranch that you
don't get that anywhere else," she says. "Elsewhere, you might
just be able to watch, but here you are one of only six people.
You get to participate and the experience so much better when the
numbers are this small. It's a more intimate experience and we
get a chance to know everyone."

When you get to Willow Lane, "you come to the ranch proper where
there's rolling open grasslands at about 3,600 ft elevation. At
cow camp, you reach 4, 000 ft and we ride up to 6,500 ft.," says
LeAnne.

Canadian Rockies wildlifePorcupine Hills Teems with Wildlife

The rolling foothills of southwestern Alberta near Calgary are
home to many authentic cowboys and ranches. You can find yourself
within easy striking distance to pristine country that's remote
enough that it can be inaccessible to anything other than people
on horseback.

"The Porcupine Hills are special to me because they are so
secluded," says LeAnne "You see wildlife including black bears,
grizzly, deer, elk, moose and eagles. And there's beautiful
wildflowers including Wild Rose and geraniums, and all the
berries come out in the fall, such as saskatoons and wild
raspberries. It's quite the banquet!"

At the Lazy M, says LeAnne, Lane Moore is "an absolute genius
with horses." And he is willing to share his knowledge with you
and teach you how to handle a western horse.

"When you come to Willow Lane, Keith, my husband, has been
coaching our guests for 16 years how to handle their horse and do
the cattle work," she says. "You have these ranch horses that are
special; these are not trail riding horses, it's definitely not
tail to head. We call it a working ranch horse and they can be
any breed, but they are trained by us."

The cow camp promises to be a rewarding experience for mostly
intermediate riders and up who want to try something new and hone
their skills.

"Your job is to keep cattle going the right way," says LeAnne.
"It's about team work and following directions. If you are the
type of person that really wants adventure and wants to
experience something out of the ordinary or learn on your
holiday, this is for you."

Once you have an idea where you want to go on your week-long pack
trip adventure, it's just a matter of deciding when and how.
Here are some of your options when planning a trek into the far
alpine reaches of the Rocky Mountains.


Cattle Drive Ranch Vacations

Outlaws Guiding and Outfitting – Sundre
Duration: 7 Days
Hosts: Frank, Jean and Shane Raymond
Highlights: Riders are picked up in Calgary, and transported to a
remote main camp. The first day of riding takes you into the High
Country with the Clearwater River thousands of feet below.
You'll continue on over Condor Mountain at 2,590 metres (8,500
feet) and down into the Forbidden Creek area, a wild and remote
place frequented by mountain sheep and goats, bears, deer and
elk. You'll also travel to Lost Guide Lake, perched at 2,743
metres (9,000 feet), where weather conditions are so harsh that
trees hundreds of years old are less than 3 metres (10 feet)
tall. If weather permits, you can drop a fishing line in this
pristine alpine lake. From here, you'll take an old fire road up
to the summit of Scalp Creek and over a scarcely used pack trail
to Timber Creek. Wildflowers, wildlife and awe-inspiring scenery
are in abundance all along the route.

Radke Outfitting – Red Deer
Duration: 9 Days
Host: Stan Radke
Highlights: Travel along the wild eastern boundary of Banff
National Park exploring remote valleys and alpine lakes. Then
settle into authentic western camps at the end of each day.
Starting from either Calgary or Red Deer, you'll be taken to the
main camp on Rum Punch Creek. This multi-camp trip takes you into
the heart of the Rocky Mountains, with rides that include Divide
Pass, Shale Pass and Tyrell Creek. In addition to unforgettable
riding and scenery high above the tree line, guests are
encouraged to take part in camp chores and horse care. The length
of the trip requires that riders possess both good physical
conditioning and a sense of adventure.

Timberline Tours Ltd. – Lake Louise
Duration: 7 Days or 10 Days
Hosts: Paul and Sue Peyto
Highlights: Outfitter Paul Peyto comes by his occupation
honestly. His great uncle was the legendary outfitter Bill Peyto,
for whom beautiful blue Peyto Lake was named. Timberline's
corral is located behind Deer Lodge, near the famed Chateau Lake
Louise. While trekking with Timberline, you'll ride through
alpine meadows, stare in awe at the glaciated peaks of the
Canadian Rockies, or fish the high mountain lakes. Few things in
life are as exhilarating as catching a mountain cutthroat or
rainbow trout as it leaps from the crystal clear waters found in
Banff National Park. Camp out under the stars, in a tent, or stay
in a rustic mountain lodge. Experienced trail cooks treat you to
home-cooked meals every day. Timberline is a small-group
specialist (less than 12 riders), and you can also arrange
private trips (minimum of three riders) for a truly personalized
adventure.


Jasper National Park Dude Ranch Vacations

along trails frequented by early explorers in the beautiful
Willmore Wilderness Park, Alberta's largest pristine mountain
wilderness at 4597 square kilometers (2,857 square miles).
Experience scenic mountain valleys, spruce and fir forests,
willow-sedge meadows and a variety of wildlife during a trip
ranging up to 14 days. Trace the footsteps of 1800s traders,
whose pack horses brimmed with furs en route to Jasper. U Bar's

Rockies, with Mountain trails looking down over three crystal

vacations in the Willmore Wilderness Park since 1979. On their
high alpine rides you'll marvel at the uninterrupted vistas. The
Willmore is one of the last undeveloped alpine wildernesses in
Alberta, and your trip allows you to appreciate it deeply. The
longer trips can take you 65 kilometres (40 miles) to 160
kilometres (100 miles) into the wilderness, which means each new
day offers a new ride and new scenery. A high ratio of staff to
guests allow Wild Rose to accept riders of all abilities, with

metres (6,500 feet) and completely surrounded by mountains.

highest in Kananaskis Country) and traverse some of the most

Using rugs here and there is a decorative way to add charm and
personality to your home. Rugs help you create the look and feel
you want for each room. But, it goes beyond that. Rugs are more
than just floor coverings - they can also appeal to our senses.

The most obvious sense that rugs impact is sight. Rugs can create
visual interest with eye-catching designs or bold colors. A rug
can also be it's own focal point or it can help draw attention
to something nearby. It might be a piece of furniture or a
feature of the room that is highlighted because of the rug's
placement.

Touch, or feel, is another major sense that many rugs appeal to.
Anyone who has ever been barefoot on a cold bare floor and then
stepped onto a rug has felt instant relief. I was raised in an
area of the United States that has cold winters. No matter how
much warmth the furnace pumped out, the bare floors were cold in
our old house. New slippers were a welcome gift.

Certain types of rugs, such as shag, Flokati, and sheepskin rugs,
have a remarkable feel thanks to the longer-than-usual material.
When I say shag rugs, I am talking about the newer versions, not
the out-dated ones from the 1970s. If you want to have a rug with
cloud-like fluffiness, there's nothing better than a Flokati rug
or a sheepskin rug. These rugs are just right when you want to
lay on the floor in front of the TV, curl up in front of the
fireplace, or just wiggle your toes in the thick, lush fibers.

In addition to the physical senses of sight and touch, many rugs
can also appeal to our emotions. Rugs often convey a feeling of
hospitality to guests by making a room feel warm and inviting.
Many types of rugs will often generate some pleasant reactions:

  * Some braided rugs give people a cozy, down-home feeling.
  * A richly detailed, ornate rug might make one feel more regal.
  * Whimsical themes or cartoon characters can induce smiling.
  * A wildlife scene may remind someone of a favorite camping
trip.
  * Floral or animal designs might appeal to one's love of
nature.

Rugs allow you to express yourself and show off your decorating
style with the designs and colors you choose. And, to a lesser
extent, your decorating expertise is revealed in the placement of
your rugs. A rug can divide a room or it can bring the different
elements of a room together. A rug can highlight a sitting area
or help identify the traffic pattern from one room to another.

Many of us decorate the rooms of our homes based on what we have
and where it fits. With the right rugs, we have the opportunity
to create any mood or look we want in our rooms. Best of all,
there are plenty of rugs to pick from to meet almost any budget.

Spring Homemaking Tips

DECORATION FOR SEA-THEMED ROOM...
Fill decorative see-through glass containers (such as a small fish bowl)
about a quarter of the way full with beach sand.  Add seashells, feathers,
driftwood, starfish or other beach findings and you have a quick, easy
decoration for
a sea-themed room.

AN EASY WAY TO CLEAN MINI BLINDS...
I just did this recently and it worked really well.  On a sunny day, lay the
blinds in the grass and spray with a hose.  Fill a bucket with soapy water and
use this and a soft brush to wash the blinds clean.  Rinse and do other side.
  Let dry right in the lawn.

LAVENDER TEA BREAD
Take advantage of your blooming lavender and make a tasty quick bread.

3/4 cup milk
2 Tbsp. dried lavender flowers, finely chopped, or 3 Tbsp. fresh
2 cups all-purpose flour
1 1/2 tsp. baking powder
1/4 tsp. salt
6 Tbsp. butter, softened
1 cup sugar
2 large eggs

Grease a 9 x 5 x 3 inch loaf pan. Preheat oven to 325 degrees F. Heat milk
with lavender almost to a boil, then let steep until cool. Mix flour, baking
powder and salt together in bowl. Cream butter, gradually add sugar, then eggs,
one at a time, beating until light and fluffy. Add flour mixture alternately
with lavender milk, in 3 different batches. Mix until batter is just blended, do
not over-beat. Pour into prepared pan and bake for 50 minutes, or until
toothpick inserted in center comes out clean. Let cool in pan 5 min., then
remove
to a wire rack to cool. When completely cool, ice with a powdered sugar glaze
made with 3 Tbsp. milk and enough powdered sugar to make a thick but still
runny paste if desired. Garnish with sprigs of fresh lavender around cake, or
sprinkle additional finely chopped lavender on glaze before it hardens.

Have you read a book or participated in a physical activity
lately? I had no idea how soft I was getting mentally and
physically. Stop and look at yourself. You see what I'm talking
about but do not want to believe what you see. I am right on
point concerning this matter for most of us. Think about it and
be honest with yourself. I want you to stop here and take a
minute to assess you mental and physical state on a scale of 1 to
10. Time's up, anything less than an honest 5 and you need to
make a mental note to yourself as I have done. My mental note was
simply to remind myself as I get older do not stop challenging
the mind and keep the body physically active. For those of you
who are physically and mentally fit, you may opt out at this
point or possibly learn something, even feel free to move on to
another article or just stick around.

What I mean by soft is the lack of mental or physical endurance I
used to have is just not there. I'm not talking about running a
5K race or studying for your CPA exam, just an improvement in the
frequency of engagement in a mentally and physically challenging
activity. This will require a few basic preparation steps,
because you are the only one that can change your current
behavior that allowed the softness to prevail.

You have already started by simply getting this far in the
article; next step is to break down your day and select times for
simple mental and physical activity. I started on the mental part
first by creating a brainstormed list of subject matter I wanted
to read about or research. The brainstorm list for mental
activity was all over the place and included improving my
Internet business skills, professional education, learn a new
language, mystery and science fiction books, and self-improvement
websites and on-line forums. My commitment was to read for at
least 15 minutes each day on one of the chosen items on my list.
I found at the beginning I read books of interest such as Birds
of Prey by Wilbur Smith and Sahara by Clive Cussler. After a
while, 15 minutes was nothing, and I actually found my vocabulary
was growing. Another part of the reading effort was to write down
words I did not understand or know the meaning of. I kept these
in a notebook that I regularly refer to and make myself find out
the definition. Usually I have the word and book it was from
referenced--not always for some people; this may be a little
much. Here is my latest word: Turgid.

I have been in the mental activity groove regularly for 5 months
now and can definitely tell a difference in my mental sharpness
and attention span, not to mention I am actually learning new
words and using them.

Onto physical activity...this will be up to you to get out of the
chair, off the couch and computer. Get outside and do something
besides trim and mow the lawn. You know your physical
limitations, and I do not want to attempt to promote something
beyond your capabilities. Just some level of physical activity
engagement. There are chair aerobics, go for a walk, ride a bike,
go visit a neighbor, play basketball with the kids or even join
the local health club. Again, brainstorm and create a list of
physical activities you can perform, start slow, check with your
doctor and begin. I started last week by committing to a local
health club three times a week to do treadmill and machine
resistance work. One week in and I'm on my third trip to the
gym. Guess what, I'm actually looking forward to going; soon you
will also.

Everyone has heard a story or read about someone who bought a
property without paying a single dime as a down payment. But how
does this work?

There are several "classic" methods commonly used to purchase
real estate with no money down. There are an infinite variety of
situations in a real estate transaction that could lead to a deal
with no down payment. But for the sake of reality, I will focus
on those that are most commonly seen in the current market.


<B>1. Seller second</B> - The buyer obtains a new first mortgage
for most but not all of the total purchase price. The seller
finances the rest.

Purchase price: $100,000
Buyers loan: $90,000 (90% LTV) (new first mortgage)
Sellers finances $10,000 (in the form of a new second mortgage)
The buyer has borrowed 100% of the purchase price. Thus, you
have100% financing, and no down payment was paid by buyer.

This is not a difficult strategy to employ if the seller has
enough equity, is willing to hold a second, and the first
mortgage lender approves.

One thing that is not mentioned in most articles about this
strategy is the requirement for lender approval. The lender who
is making the 90% loan will have to agree to allow the seller to
take back a second mortgage. In cases where the buyer has better
credit, this is usually OK with the lender. But if the buyer has
a lower credit score, the lender may not approve of this. If your
credit score is on the lower side, but you have good documented
income, you may still qualify.

Talk to your lender ahead of time and find out if creative
financing options such as a seller second would be allowed. Make
sure you have a lender who is used to working on investment
property loans. Some mortgage companies only have programs for
owner occupants. You need to go to a lender who specializes in
loans for investors.


<B>2. Another common way</B> to obtain a no down payment loan is
to utilize one of the many low or no down payment programs that
exist. Many of these are intended for owner occupants, but some
are available for investors. Again, it is important to talk to
the right lender.

If you have an investment property that you want to sell,
consider taking back a second mortgage for 5-10%. This is not a
huge amount, and it can help you sell your property faster.

When it comes to finding a seller who will help you create a no
money down deal, consider buying from an investor who is willing
to be flexible. Some investors are willing to do creative
financing simply because they understand that it helps them sell
houses. It never hurts to make an offer that includes a seller
second. You never know until you ask.

There are some points to remember when purchasing investment
property with no money down. A key point is the comparison of
monthly payments to expected rental income. When you are
financing 100% of the purchase price, your payments will be
higher. If you have a second mortgage payment to add to a first
mortgage, your payment may be even higher. Be sure your rental
income will cover the entire monthly payment.


<B>3. More common among professional investors</B> is buying
wholesale properties, using hard money to purchase and rehab.

When the rehab is completed, you want to get a new mortgage that
pays off the hard money loan. Since this is a refinance, you can
take cash out of the property. You may have to bring some money
to closing on the hard money loan, but you get it all back when
you refinance, so you end up with no money out of pocket. This
becomes not only a "no down payment" deal, but also a "cash
back at closing" deal.

It works like this:

Purchase price $100,000
Repairs $15,000
Hard money loan $115,000
Purchase and repair, then get new loan to pay off hard money.
New loan is based on 90% of After Repair Value.
For our example, the ARV is $150,000

90% of $150,000 is $135,000.
New loan for $135,000. Subtract hard money loan pay off of
$115,000 leaves $20,000.
You keep the extra $20,000 in cash, tax free since it is a loan,
rent your house out and let the tenant pay the loan back.
Your gross profit is $20,000 cash and $15,000 equity. Total gross
profit $35,000. Not too bad for a couple months work.

Down payment by definition means specifically money that is used
to "pay down" the total purchase price. This does not include
money for closing costs, points, interest, and other items such
as insurance. But if you are buying wholesale properties, fixing
them and refinancing to pull cash out, you should be able to pay
all your expenses and have a nice profit at the end of the day.
(Just keep some of that cash in reserve for emergencies)

If you do 3 houses per year, and you only net $25,000 total,
after paying all expenses on each of the 3 houses, you are still
netting $75,000 cash and equity in about 6 to 8 months. Plus, if
you are renting these properties, you are also creating
additional streams of income through monthly cash flow as well as
accumulating equity in each property.

This is a solid strategy to achieve a retirement nest egg and
ongoing income for life in less than 10 years. If you look around
at the real estate investors who are wealthy, the vast majority
own rental property, be it residential or commercial.

They understand the concept of buying at a discount, then holding
their properties for years. They get to the point where their
holdings are worth double or triple the price paid. This is free
money that you can earn simply by buying and holding long term.
No, this is not as easy as it sounds, but nothing worth doing is
ever easy. If it were, everyone would be wealthy.

There are wholesaling companies in every major city that
specialize in selling fixer upper properties that fit with
strategy number 3 in this article. Look for their signs on the
side of the road, their ads in the paper, or ads in local thrifty
nickel type shopping papers.

Most deals do require some out of pocket cash, even if it is only
temporary, until you refinance.

True no down payment opportunities are pretty rare these days,
with interest rates at historic lows. If interest rates go back
up, (and they will) we will see more creative financing and more
no down payment opportunities in the future.***

We send our best wishes for holidays, birthdays, get well,
weddings, and such. Yet, why are we wishing for anything when we
could really bless them in prayer?

We go into a state of panic when our child is a few minutes late,
as if our worry is going to get them home any faster than
trusting God. Satan must get a good laugh.

We receive aggravation on every side, as Satan is alive and well
on Sundays. Thinking we do not need God's help and no one will
be the wiser, we go it alone; with our painted smiles, polished
attire, and frustrations neatly tucked ... then take it out on
our waitress.

When our spouse is out of town; we receive comfort in a friend
sleeping over, us staying at mom's, or one of the kids climbing
into bed ... as if any person present can make us safer than we
already are. God is our protection. Though, maybe we'd rather
believe the dark will get us.

Instead of asking the one who owns it all; we spend money we do
not have on things we think we have to have, get our finances all
messed up, then cry, "Help!"

We sleep in on Sunday morning, thinking it will make our day
brighter.  Instead, it makes our week longer.

We prefer to exhaust ourselves with endless deeds than to slow
down, spend time with God, and ask Him what He wants us to do.

We work all the overtime we can get, steal God's tithe, and then
think we are going to financially get ahead.

Believing our doubts and doubting our beliefs; were we to
consider the things we do, we might find them odd, too ... then
look for more desirable alternatives.


As someone once said,
"When we feed our faith, our
doubts will starve to death."

Many programs, seminars and boot camps on real estate teach a
specific step-by-step strategy in an attempt to help newbie's
learn how to become a real estate investor. I have taken such
strategy based classes, and have taught them too.

The focus is usually on specific strategies and the step-by-step
process by which to execute that strategy.  The idea is that this
gives you a repeatable, easy to understand process that you can
learn and implement quickly.

But after years of learning about real estate and then years of
teaching and consulting I have realized that this approach can
inhibit your ability to understand how real estate investing
works at the most basic, fundamental level.

It is sort of like teaching a kid how to play baseball by
saying:

1. Get a hit.
2. Get on Base.
3. Score a Run.

While this is an easy "strategy" for scoring, it leaves the
player with no understanding of the fundamental skills necessary
to get a hit.

It's exciting to think about scoring the winning run, or making
$50,000 on one real estate deal. However, most people who can do
that on a regular basis have been working at their craft,
diligently practicing and mastering fundamental skills.

These fundamentals are really the keys that unlock the door to
investing success.

Home run king Hank Aaron's success was in his mastery of the
fundamentals of a proper batting swing. That swing gave him the
ability to break the most famous record in all of Baseball.

A real estate investor faces the same challenge when trying to
"hit a home run" and make big money with real estate.

Like star athletes, you must master the fundamental skills of
your craft, and learn to apply those fundamentals to every
prospective deal. The bottom line is if you want to be a star in
the "game" and make the big money you have to be good at the
right things. But strategy based training tends to divert our
attention away from the fundamentals.

Back in the early 1990's I heard Carleton sheets saying that
rental property was the way to go.  I went to a seminar and heard
another guy named Russ Whitney saying that I should be finding
houses that were in bad shape and fixing them up.

Then I saw another guy on TV talking about how he got cash back
at a closing, and actually made money by buying a house! It
certainly seemed that there were plenty of ways to make money in
real estate. Still I had what some people refer to as "Analysis
Paralysis ".

Today I realize that my "analysis paralysis" was caused by a lack
of understanding. The plain fact was that I simply did not know
the fundamentals of real estate investing. You might say I knew I
needed to "get on base", but I simply did not know how to "swing
the bat properly".

After a few months of reading articles, searching real estate
websites, buying books and tapes, and going to seminars, I piled
in the car and started looking at houses. But every time I looked
at a house, I felt confused and unsure about what to do and how
to know if this really was a decent investment property. For some
reason, I just could not seem to connect all the dots

It seemed like my "career" was going nowhere. I went from one
seminar to another hoping that each one would be the one that
would clear up all my questions. Finally, out of sheer
frustration I decided to get my agent's license. As a new agent
I was required to take some classes on Real Estate Finance.

We learned to calculate net profits on a sale, buyer's payments,
and how to do comparable market analysis. These calculations were
not such exciting stuff at the time, but several years later,
when I made the jump to become a full time buyer for an
investment company, this gave me the ability to adapt to the
investment market quickly.

Using my baseball analogy, you might say "I was working on my
swing." I did not know it at the time, but I was honing those
fundamental skills that would later enable me to get involved in
bigger deals with higher level investors.

Looking back on all this experience I can't help but notice that
the most successful investors, the ones who are truly financially
independent as a result of their real estate activity, are those
who have mastered these fundamental skills.

Every property has a value, location and character all its own.
Mastering the fundamentals means being able to obtain key pieces
of information, and then let that information dictate the
investment strategy options based on that information.

The greatest single problem facing most investors in the current
market is a lack of adaptability to changing circumstances. I
believe that this lack of adaptability is primarily the result of
not understanding the fundamentals of Real Estate Economics. It
sounds pretty highfalutin' but all we're really talking about
are the Real Time Market Value, income potential, and costs.

Each property will dictate to you what your best investment
options are if you can gather those key pieces of information.

Your starting point is to understand your market well enough to
define an average of property values by the square foot - NOT
house to house, as with comparable market analysis.

In a stable to improving market as we had from 1995 to 2005, it
is easier to avoid mistakes when calculating value. But in a
changing market where prices are tending to shift down because
demand is changing or slowing, it is essential to be aware of
what I call the Real Time Market Value. Learning this fundamental
skill is critical for hitting "home runs" with real estate
deals.

Fundamental Skill number one:

Know Your Real Time Market Value, and use this value to calculate
your offer price.

When you pay too much going in, few, if any, strategies will keep

How many times do you suppose we've hurt people and not realized
it; to have reacted without thought; to have deemed another not
ready, worthy, capable, or spiritual enough; to have picked our
favorite over another; to have excluded one who didn't measure
up; to sit by one more attractive, popular, or fun; to have been
in such a hurry to greet one that we bypassed another; to have
closed our heart to someone whose words we didn't want to hear;
to think we've done God a favor by getting rid of someone we
thought difficult, different, or wrong?

How many times do you suppose this prayer has been prayed for us,
"Father, forgive them; for they know not what they do?"

Were we to ask God to open our eyes, to see ourselves as He sees
us; to examine our heart, actions, attitudes, and motives ... God
would be faithful to show us how we are hurting His cause.

Once we've found our sin and corrected it, we can ask God to
show us another and, then, another.  One step at a time, we'll
be weeding out the flesh and Satan's power over us while winning
the world to Christ.

There I was - stuck, staring at my computer screen and gritting
my teeth.  "All these calculators are virtually the same.  All
calculators add, subtract, divide and multiply." I huffed, "How
am I supposed to write different copy for 25 calculators that
are all pretty much identical?" Ever been there?  Ever had
several catalog descriptions or pages of copy to write about
products or services that are the same, but different?  What's
the biggest problem?  Knowing how to identify those
all-important differences!

I guess one way to get around this hump that practically every
copywriter hits would be to make a list of the different ways
I'd described products before.  Then, I could just refer back to
my list for ideas.  I never was smart enough to do that.  But
Marcia Yudkin was!

Before I continue, let me say that the last time I positively
reviewed an ebook was over a year ago.  I'm rather particular
about whose work I endorse.  But this book offers so much value;
I became an immediate evangelist.

bought the book on a whim because it was inexpensive and the
title intrigued me.  Doing that was definitely a smart move!  I
printed the ebook and took it with me when I went to a local
sandwich shop for lunch.  I thought I'd flip through a few pages
there then read the rest later.  However, by the time I'd
finished my sandwich and fruit, I'd also finished the book!

This quick-read doesn't waste time with long introductions or
fluff.  It has an easy-to-follow layout that simply delivers
idea after idea after idea.  Seventy-three of them to be exact.
Each idea was backed with a quick example to show you (as well
as tell you) how to use the idea.  I'm sure the people eating at
the tables around me wondered if the restaurant was having an
electrical shortage because light bulbs kept popping on and off
above my head.  "Why didn't *I* think of that?!" was frequently
mumbled under my breath.

But the proof is in the practice (my version of an old saying).
Would I ever actually use any of these bright ideas?  Or would
this be just another ebook I bought, read and put on my shelf?
The test would come just about two weeks later.

Just imagine needing to write copy for 20 sterling silver
necklaces that are all very similar.  After about 10, you'd
start to draw a blank.  That's when I remembered the "73 Ways"
book.  As I flipped through the pages filled with ideas, the
floodgate opened, and the ideas began pouring in.  Not only was

energy to my brain was also allowing me to come up with more

Setting personal goals gives a target to aim for and provides the
necessary focus to channel your time and energy towards what is
important in relation to where you are going and how you intend to get

approach that involves planning and breaking down goals into lifetime,

Decide on your most important goals and translate them into specific
steps and activities required for you to reach them. Start with the end
in mind and work backwards.

What do you need to do yearly, monthly, weekly?

What can you do in the next 24 hours to get started on your goal?

There is power in writing goals down. The most successful and wealthiest
people in the world have written goals and are willing to pay the price
through sustained effort until they are reached. To keep motivated put
your goals on paper and place them where you will be reminded of what
you are trying to achieve: on your bathroom mirror, in the car, your
wallet or purse, beside your computer or any place where you will view
them often.

Long term goals of 2, 3, 5 years or lifetime goals may require many
steps to reach the target and should be re-evaluated on a regular basis
to en sure you are still on course. At other times goals may change and
may need a course adjustment to get back on track if this is a goal you
still want to achieve.

If you have not started on turning dreams into reality then DO IT NOW
for there is no time like the present to take action towards making
those dreams a part of your everyday life.

When shopping for summer attire, this year, you will discover
only three options available: 1. slinky. 2. bare all. 3. AC
required. And to think, this was the summer hubby finally said,
"Honey, go shopping and buy whatever you want." He must have
already been there.

Notice to Designers: You iron it, you wear it, and you sweat in
it.

Advise for the Clothing Industry: Just say, "No!"

The following lists a few of this season's bloopers. Consider it
my way of saying, "What were you thinking!?"

Have you ever noticed, in the store, all the blouses, by galore;
with nothing for your seat but to show your chunky cheeks?

Maybe you've checked out bottoms, with pockets and a lot of
'em. You might be looking sly, if only you were a guy.

Then, there's those on the rear; wide flaps that none can steer.
They sure look good to you, but broaden everyone's view.

Better save Capri's for the tall.  Otherwise, you have no leg
left at all. To choose the full length view, a sweaty summer
awaits you.

Though, my biggest complaint is that slinky little date whose
clothes she poured right in. Hey, you! Wipe that silly grin.

I suppose it should be funny that stores don't want my money.
However, it's a lot more fun jeering at those who didn't run.

But, whatever you're selling today, in the mall or in the mini,
I'll take one of those ~ when I get size 'skinny'.

Start by making an "irritation" list of what needs to be done before you
begin.
An irritation list is simply a list of all the tasks and things we
tolerate and leave undone that clutter up our lives. They are like
having a splinter in your finger - annoying, rarely life threatening and
remain until we take action and do something about them.

Irritations can range from the leaky tap you have been meaning to have
repaired, the dirty carpet, the appliance with the frayed electrical
cord that needs replacing, the shirt with the missing button, the
dry-cleaning that you keep forgetting to pick up from the cleaners, the
car that needs repairs, the chimney that needs sweeping, guttering that
needs clearing before winter, the computer files you have been meaning
to back up and so on...

Once you have your master list complete, the next step is to take action
on your irritations and get rid of them.

Delegate where you can to the appropriate person.

Take a few minutes right now to contact various trades people and deal
with the leaking tap, the video that refuses to work, the car badly in
need of a service or any items on your list requiring outside services.

Some items on your list can be delegated to other family members leaving
only the chores and tasks you need to physically complete yourself.

As with any list, some items take only a few minutes, while others
require more time and effort.

To develop your sense of action orientation deal with the major or least
pleasant tasks first. Tackling a major or unpleasant task first, and
seeing it successfully through to completion psychologically creates a
natural high with increased energy levels, enthusiasm and raised
self-esteem.

Energy combined with stamina and determination enables you not only to
start on your tasks and carry them to completion but also to do them
well.

Your irritations are an ongoing fact of life. From now on make it a
habit to deal with them and decide to take action as they occur.

Adopt a "DO IT NOW" mentality as many household chores and tasks only
take a few minutes to complete once started. If you simply cannot
complete something at the time you notice it, add it to your normal
daily to-do-list. Take the necessary steps to complete the task as soon
as practical to get it done.

Feel the Joy

My grandmother died on January 1, 2007. She was my last living
grandparent. Her name was Joy. She was 86.

The funeral was in a small Wisconsin town about two hours from
Milwaukee. I debated about going – I live near Boston and it felt
like a long flight and long drive. I'd miss being with my son for
the weekend. Traveling to the funeral would jam up my work week.
I knew I didn't need to go for my own closure.

There was one reason to head to the airport: It would mean a lot to
my Dad. So I booked my flight, rearranged schedules with my son's
father, told the people who needed to be told, located the
appropriate clothing and packed my bag.

I expected the visitation and funeral would a sad and
uncomfortable experience to simply endure. Yet instead I
discovered moments of unexpected beauty. Her community of children,
friends and grandchildren gathered to mourn and
celebrate her life. The flowers perfectly reflected my
grandmother's love of the natural world. The minister's eulogy
captured my grandmother's essence; her spirit pervaded the room.
I felt like I could almost reach out and touch it. The poignancy
seemed to bring all of us into the present moment. My grandmother
would have loved it.

There were other moments of unexpected beauty:

- My uncle and his friend went out of their way to pick me up
at the airport. This saved me from having to rent a car and drive
two hours after a tiring day. Theirs was an extraordinary kindness.

- I connected with extended family I hadn't seen in six years.
I felt reconnected to the family spirit; a feeling of "these are my
people."

- My parents, sisters and I spent quality time together, away
from the distractions of our children.

- The family - aunts, uncles and cousins - gathered for three
meals – a rare tradition in this day and age.

My grandmother's life was not perfect; she was not perfect. She
experienced hard times, she suffered and was, in many ways,
trapped in her times. And she was human with the usual host of
faults and frailties.

But she saw the best in people. She searched for beauty and noted
it as much as she could. She was unfailingly optimistic. She
embraced unconventional thinking and she took risks. She was
passionate about her causes and she stood up for them.

My grandmother nursed a lifelong passion for animals, especially
dogs. She was the co-founder of an animal shelter that serves
three counties. She also loved people – she participated as an
elected member of both the town council and historical society. When
a family member or friend needed a place to stay, they knew her door
was always open. She was a longtime advocate of healthy eating and
worked for several years in the local health food
store.

It's the essence of Joy that strikes me now – the full force
living, the optimistic viewpoint, the passion and zeal, and the
ability to embrace the best in people. People liked having her
around. What bigger compliment can there be?

After the funeral, my immediate family went to help clean out her
room in the nursing home. At the bottom of a box, my aunt found one
of my grandmother's rings. This one was classic Joy: a southwestern
style silver ring set with an inch long turquoise
stone. I remember her wearing this ring and others like it. I
remember from childhood visits to her house – long before I knew
what was important to remember, important to file away for future
reference.

I wear this ring now. I like its boldness and color. I like that
it's a bit too big for my hand. I like that it's not "proper."

True to form, my grandmother died on the first day of a new year
instead of the last day of the old. I think she chose this day in
her usual optimistic way. The beginning of a new year, fresh and
unblemished.

While I believe that my grandmother was in many ways a complicated
person, her optimism, compassion and ability to see
the best were not complicated. They were simply expressed for
the rest of us to enjoy and experience. This is her legacy.

No doubt, a job is always stressful. The more you are in a responsible
position, the more stress you are supposed to take. Accepting new
challenges, meeting tight deadlines, working for long hours and day to
day hassles, make the body vulnerable to serious ailments. Stress
badly disrupts the body's ability to process glucose, leading to
diabetes. Stress is also responsible for the thickness of arteries
thus developing cardio vascular diseases and high blood pressure.

The job related stress is there and we cannot get rid of it
altogether. However, we can minimize it as far as possible by changing
our attitude to work and adopting a healthy life style. (Drinking a
dozen cups of coffee and smoking three packets of cigarettes a day is
not the proper way of coping with the stress).

Enjoy Your Work

The work is not play but you can make yourself believe that the work
you are doing is giving you full enjoyment as if you are busy playing
an interesting game. Meeting a deadline is indeed stressful but it
also gives you the much needed confidence that you are capable enough
to meet any deadline. Accepting a new challenge is often stressful but
can also be rewarding if you take it as an opportunity to show your
hidden talents. The more you enjoy your work the more you get rid of
yourself from the negative effects of work related stress.

Establish Good Relationship with Colleagues

In any organization, most job related stress is due to the
ill-attitude of subordinates and colleagues. This ugly scene creates
unnecessary hurdles in the smooth functioning of work. It is,
therefore, utmost necessary for you to create a friendly atmosphere in
the office as far as possible. In a pleasant environment it is
possible to get the cooperation of others for your work done properly
with full concentration without unnecessary interruption from others.
In this way your work stress will be minimized, your working
efficiency will be increased and so the chances of your promotion to
the next higher level. So think of improving your relations with your
subordinates and colleagues.

Take a Nap

During lunch hours, take a five to ten minutes nap with your eyes
closed and body fully relaxed while lying or sitting on a sofa or a
comfortable seat. This is a great stress reliever.  I want to tell you
that this short nap would have magical effects on your mind and body.
This not only relaxes your inner and outer muscles but also gives you
the vital energy sufficient enough to keep you working for another
couple of hours!

Eat Well

Most of us are not in the habit of eating well. Normally we take high
fat, high sugar, high carbohydrate or greasy fast foods which
certainly lack essential vitamins and minerals. At least 50 percent of
our diet should consist of raw fruits and vegetables. Some
nutritionists advise to take five servings of vegetables and two
servings of fruit daily. If you keep on sitting for long hours in the
office, it is necessary to take light but nourishing food to keep you
active and mentally alert during work. Fresh fruits also have soothing
effects on the stressful bodies.

Drink Plenty of Water

Always keep a bottle of pure natural water on your table. Instead of
taking frequent cups of tea or coffee why not drink plain water. Each
and every cell of the body need water for nourishment and for flushing
out the unwanted wastes from the body. Drinking too little water can
result in severe constipation, dry and itchy skin, acne, urinary
infections, dry coughs, and headaches. Drinking plenty of water is the
answer to many stressful ailments.

Exercise Regularly

Some kind of physical activity, walking, cycling, swimming, aerobics
or yoga, is necessary to keep yourself physically fit and mentally
relaxed. You can do exercise in the morning or evening as you find
time. At least a 20 minute workout is necessary to keep yourself
healthy and in shape. The more time you give to physical activity the
more rewarding and stress relieving.

Coming to Terms with the Past

What does it mean to forgive? This topic often comes up in conversations
with clients who are holding on to so much pain from their past. When you
hold tightly to something, much like having two clenched fists, you are not
open to receive new gifts from the universe. It also requires a lot of
energy to keep those fists closed tight. What does one need to do to let go
of past hurts?



Every day you experience feelings over things that occur. When difficult and
challenging events happen, do you address your emotional state or perhaps
like millions of other people, you have no idea how to handle your feelings
when they come up? When you don't deal with your feelings completely, the
pain remains in your cell's memory until you are willing to face it.



Learning to acknowledge feelings that come up for you and then speaking up
for yourself helps you to deal with things in the moment they occur so you
don't drag things from one moment into the next.



In order to lighten your burden in the present, you must deal with and let
go of the emotional energy (the baggage) you carry from yesterday and
yester-year. You need to come to terms with your past and leave the past
behind you where it belongs.



Acknowledging Your Emotions

When you experience some feeling, it's like having someone tap you on the
shoulder; it's a message bringing your attention to something. When you
acknowledge the feeling by recognizing its presence and experiencing it in
your body, the energy around it dissipates; you can think clearly again. You
cannot think and feel at the same time so if you experience a feeling
regarding some situation but do nothing, the story you create related to the
event will be grounded in your emotional state. Immersed in your emotional
energy, you create a kind of cocoon that does not allow for reasoning; there
are different areas of the brain at work when you are emotional versus when
you are rational. Within your cocoon, you are in judgment and closed to
hearing anything other than your own thoughts on the matter, thoughts which
are circulating in your mind trying to make sense of the emotion you
experienced rather than the event itself.



Feelings and the situation need to be managed differently. In the case of
past events, which this article is addressing, the event itself has already
occurred; it's over. It was what it was. While you cannot change what has
transpired, you can change how you think about what happened. Your emotional
state at that time needs to be revisited. Unless you deal with the emotions
associated with that event, you will continue to carry them with you into
today. Go back in your history, decade by decade, what events, people, or
things still evoke in you some emotion? If you are still angry about what
your mom did to you when you were 10, then there is still work to do; you
have not acknowledged how your 10-year-old self was hurting and you need to
do so in order to move beyond it.



The Benefits of Holding On

What are the benefits of holding onto your pain? I know what you're going to
say: there are no benefits! But the fact is that there has to be something
you gain by holding onto your hurt or else you would let go.



Perhaps what you gain is the thrill of the story. By having the story to
tell, you can create some excitement and get acknowledged by others. You
create a stir and in doing so, you pacify your ego's need for attention and
the emotional energy associated with the event is refreshed.



Perhaps the story allows you to wallow in your self-pity, feel sorry for
yourself, or put yourself down. Many people are accustomed to making
themselves feel bad and do so at any opportunity.



Perhaps you've been telling the tale for so long it's become habit. You have
made the story shape you into who you are. So long as you continue to tell
the tale, you feel comfortable. Without the story, you might feel lost. The
story is all you know. A client recently remarked: "unhappiness has become
habit. It's all I have known for so long that it's comfortable for me. I
need to learn what it feels like to be happy so that I can reach for that
instead and let go of all this pain." How interesting that unhappiness
should become habit.



Whatever the potential gain, you must be willing to let go of this for
something better. Although you may be gaining something, it's costing you
greatly. Whenever you hold onto something from your past, think of it as a
chain wrapped around your ankle. And as you move forward on your life's
journey-the journey of a thousand miles-you drag all of the emotional chains
from your past. As soon as you let go, imagine how much lighter you are.
Imagine how much faster you move and how much more agile you are. Those
chains keep you stuck; they keep you from achieving something greater. And
until you cut that chain, you cannot move forward; you cannot fly.



It can take time for you to become comfortable living without the chain. For
many years, that chain has become a kind of safety blanket and you feel
naked without it. But eventually, you get more and more comfortable. And if
you practice letting go, you learn to turn things over more quickly, holding
onto nothing from today so you move into tomorrow with no new chains to
burden you or hold you back from your flight.



Acceptance

In order to let go, you have to accept things as they are without the
judgment of good/bad, right/wrong, like/dislike; it simply was what it was,
like it or not. Letting go of the emotional attachment to the event allows
you to tell the story without any emotional energy lingering. In other
words, it becomes just a story from one mile of the journey of your
life-nothing more. Perhaps that event shaped you in some way; but the energy
you experienced at the time of the event no longer has a grip on how you
behave in the present.



Forgiveness is really about learning to love and loving is about accepting
without condition. You learn that people are fallible-especially our
parents. You learn that people do the best they can at any given moment,
even if you know they can do better. Perhaps they don't know how. Most
people operate with good intentions. You learn to love them in spite of
their humanity and spend time with people who make you feel good. Most
important, you learn to forgive your own humanity as you navigate this thing
we call life. And as you learn to accept and forgive your own humanness, you
are more accepting and forgiving of others.

How to Grow Plants from Seed

Raising plants from seed allows the home gardener to produce a large
number of plants at a relatively small cost. Packets of seeds are
produced by commercial seed growers and can be readily purchased from
your local garden centre or supplier, seed catalogues or ordered online.
The most common seeds raised for the home garden include:

Flower Seeds

Marigolds, stocks, pansies, asters, petunias and cosmos are just a few
of a large variety of seeds that are easy to grow from seed for mass
bedding displays.

Vegetable Seeds

Vegetables can be grown from seed either by planting directly in the
ground (beans, peas, pumpkins etc) or in seed trays for smaller seeds
(tomatoes, spinach, lettuce etc) that are later transplanted out into
the garden. When planting seeds it is not necessary to use the whole
packet. Make successive sowings 2-3 weeks apart to provide an ongoing
supply throughout the growing season.

Herb Seeds

When planting herb seeds from packets directly into the garden, place
them 3-4 times their thickness down into the soil. As seedlings emerge,
thin out the weaker plants so they are appropriately spaced with room to
grow.

How to Grow Plants from seed

Seeds when purchased are in their resting "dormant' stage of the life
cycle and require the three essentials elements of warmth, moisture and
air for germination.

If you not going to use the seed for a time after initial purchase store
in a cool airy place to help ensure that the eventual percentage of
seeds that germinate remains high. Most seed packets have a use by date
printed on the outside that indicates the maximum time recommended for
storage.

Purchase a supply of seed trays and mini-pots to have on hand from your
garden centre. These can be used again each year so make a worthwhile
investment. Check to ensure the trays have ample holes that allow for
good drainage and air circulation.


A good quality seed raising mix from your local supplier is recommended
for getting seedlings off to a good start. Commercially prepared seed
raising mixes are formulated to help prevent seedlings being attacked by
soil-borne disease or fungus.

The planting directions are often given for individual plant varieties
on the outside of the seed packet. Depending on the type of plant, start
seeds 4 to 8 weeks before the last frost if you plan to move them
outdoors.

Nearly-fill your tray or mini-pots with seed starting mix. Sprinkle a
few seeds onto the mix and cover with a little extra of the mix. Water
well and cover each tray or pot with clear plastic to keep in the
warmth. Once the seedlings appear uncover and keep in a sunny spot. Turn
the trays or pots regularly to ensure plants have an even growth habit
with straight stems. Watering with a solution of liquid plant fertilizer
encourages strong root development and helps develop healthy, strong and
robust plants.

Seeds that have been sown too thickly can be thinned out by transferring
to individual pots when about 7-9 cm (3-4 inches) tall. This ensures
plenty of room for root development and prevents roots becoming entwined
with neighbouring seedlings causing damage to the delicate root system
when separating the plants for transplanting into the garden.

If you started your seedlings indoors, two weeks before you're ready to
transplant, 'harden" your new seedlings by taking them outdoors for a
few hours each day. When there is no longer any risk of frost take the
seedlings out of their pots and plant into the garden.

Perennials tend to self-seed and germinate by themselves when conditions
are right. This provides an ongoing abundance of plants that often
appear in unexpected places.

You can harvest your own seeds from annual plants and vegetables for
replanting the following year. Collect seeds from different plants in
the garden and store in named brown paper bags or envelopes until ready
to use. Alternatively store in an airtight container with silica gel.
Silica gel absorbs moisture and helps prevent the growth of fungi that
can destroy your seeds.

Collecting your own seeds can have the advantage of growing plants not
normally available from garden centres or nurseries and also the
opportunity to produce a large number of plants or perhaps your own
hybrid plants.

Unseen Guides (telepathy). *

You cannot entirely control your subsconscious mind; but you can

will we can control that door so completely, that no undesirable
thoughts or inluences can pass throuh it. It is through these two
doors that prayer operates - that one's hopes, desires and plans
may be fulfilled through definiteness of purpose and a burning
desire for its realisation. These thoughts are automatically
accepted by the subconscous mind and acted upon. So take
possession of your mind and guide it to the ends one desires.

How to reach and influence the subconscious mind:

It archives activating influences from three sources:
1. outside sources

2. the "sixth sense" (intuition or perhaps even telepathy)
and

3. our aims, plans, desires. The subconscious does not differentiate between
negative and positive thoughts.
Give it definite orders as to what is desired.

Write out a clear statement of INTENT. Really BELIEVE. See
yourself as already in possession of what you earnestly desire (ie the process
of visualisation). Express gratitude or already achieving your desires with
emotional enthusiasm.

The subconscious acts almost instantaneously on our thoughts,
which are expressed in any state of high emotion, either negative
or positive.

Give directives to your unconscious mind.

expressing it orally, in a state of high emotional feeling, thus
enabling the subconscious mind to act upon it intelligently. THE
SUBCONSCIOUS MIND WILL NOT ACT UPON ANY IDEA, PLAN OR PURPOSE, WHICH IS NOT
CLEARLY EXPRESSED TO IT. When you give directives, be definite and clearly state
your desires. "Speak it into existence!" Emotionalise your
directives with strong BELIEF that they will be carried out. By
this procedure the power which operates the Universe will be at
your disposal.
